For outdoor-focused families, this is one of the best positioned neighborhoods in Central Oregon.
The neighborhood also connects to the Bend Park & Recreation District’s extensive trail system through Discovery Park and Ponderosa Park — two large green spaces that serve as weekend gathering points for the community.
Real Estate: What to Expect
NWX homes range from $650K for a modest 3-bedroom to $1.5M+ for larger custom builds. The median sits around $750,000. Inventory is consistently low here — homes in NWX often sell before hitting MLS, especially in the $700K–$900K range. If you’re targeting this neighborhood, working with a local agent who has pocket listing access matters more here than almost anywhere else in Bend.
Rentals are extremely limited. If you’re relocating and need to rent while you search for a home to purchase, plan for a competitive process — vacancy rates in NWX hover around 2–3%. Most rentals are leased by word of mouth.
Who NWX Is For
NorthWest Crossing is the right neighborhood if you: have school-age children and school quality is a priority, want walkability and a real sense of neighborhood community, prioritize trail access and outdoor lifestyle, and don’t mind paying a premium for location. It’s not the right fit if you’re purely optimizing for price — there are more affordable neighborhoods in Bend that offer good value. But for quality of life, NWX is hard to beat in Central Oregon.
It’s also one of the top requests from California buyers specifically — it mirrors the walkable neighborhood design they love about certain Bay Area or San Diego communities, just with mountains instead of ocean.
